What does Roomza actually measure at the room level?

Roomza collects structured condition scores across 9 categories for each individual room: cleanliness, comfort, noise, physical condition, view, bathroom, temperature, amenities, and overall impression. Scores are submitted by verified guests tied to a confirmed reservation, so every data point is anchored to a real stay in that specific room. Over time this produces a condition history per room, not just a property average.

How is Roomza different from Google Reviews or TripAdvisor for hotel asset management?

Google Reviews and TripAdvisor surface property-level sentiment. They tell you a guest was unhappy but not which room, which category, or why. Roomza collects room-specific, structured data mapped to your room inventory. On top of that, Roomza also ingests and maps public review data from Google, TikTok, YouTube, and travel platforms to individual rooms so you get both structured first-party data and aggregated third-party intelligence in one place.

Does Roomza require a PMS integration or involvement from the hotel's IT team?

No. Roomza works with a QR code placed in each room. There is no PMS integration required, no API connection, and no involvement from the operator's IT team. Setup takes less than a day. This also means the data pipeline is fully independent of the operator they cannot control, filter, or delay what reaches your dashboard.

How does Roomza verify that a guest actually stayed in a specific room?

When a guest submits a review through Roomza, they are asked to verify their stay by confirming their last name against the reservation record for that room. This prevents fabricated reviews and ensures every score is traceable to a real occupant. The verification step also unlocks the full 9-category scoring form, which means only guests who complete verification can submit detailed room scores.

How can I use Roomza data in CapEx planning and operator QBRs?

Roomza gives you room-level condition trends that you can export and bring directly into CapEx planning cycles or quarterly business reviews. If rooms 301 through 310 have been declining on the Condition and Temperature categories for six months, that is a data-backed case for HVAC work on that floor not a GM's opinion. For QBRs, Roomza scores provide an independent benchmark that operators cannot self-report their way around.

Does Roomza work with branded hotels that already have internal quality programs?

Yes. Roomza is brand-agnostic and operator-agnostic. It layers on top of whatever quality programs are already in place flag brand audits, internal inspections, mystery shopper programs and adds continuous, guest-sourced room-level data that those programs do not produce. For asset managers overseeing branded hotels, Roomza provides an independent signal that sits outside the brand's reporting chain.

What happens to portfolio data when I acquire or divest a property?

Properties can be added to or removed from your portfolio dashboard at any time. When you add a property that is already on Roomza, you gain access to its full score history including data collected before you acquired it. That historical record can be valuable during acquisition due diligence, since it reflects actual guest experience rather than seller-provided reporting.

How quickly does room-level data appear after setup?

Data starts appearing as soon as the first verified guest completes a review. Most properties see their first room scores within the first week of placing QR codes. Statistically meaningful trends enough to make CapEx decisions with confidence typically emerge within 60 to 90 days depending on occupancy levels.

Is my portfolio data visible to other Roomza users or the public?

No. Your portfolio dashboard and room-level scores are private to your account. Roomza does not share asset manager data across accounts or surface it publicly. Room scores collected by your guests remain your data. The only data Roomza surfaces publicly is aggregated, anonymized content used to help guests discover hotels.

Is the $300 per property per month price going to increase?

Yes. The $300 rate is our launch pricing. Customers who sign up during the launch period lock in that rate permanently it will not increase as long as the subscription stays active. Pricing for new customers will increase as the product matures and more data sources are added. We are transparent about this because we think it is a meaningful reason to get started sooner rather than later.
