A superbly located hotel, but a disappointing and run‑down stay that fell far below Avari standards.

Beach Luxury Hotel enjoys a truly superb location, but unfortunately the property itself feels noticeably run down. While the waterfront setting is beautiful and full of potential, the overall room comfort, furnishings, and amenities fall far short of what one would expect — especially from a hotel operating under the Avari brand. The rooms require a significant upgrade: dated interiors, worn-out fixtures, and limited modern conveniences make the stay feel below standard. General maintenance across the property also appears overdue, which affects the guest experience from check‑in to checkout. Given these conditions, it does not meet the quality or service benchmarks typically associated with Avari Hotels. I would not recommend staying here unless the hotel undergoes a comprehensive renovation and brings its facilities, rooms, and guest services up to contemporary expectations.

Cons I didn’t like the overall condition of the hotel. Despite its excellent location, the property feels run down and poorly maintained. The rooms are outdated, the comfort level is below expectations, and the amenities clearly need a major upgrade. It does not meet the standards normally associated with Avari Hotels, which was disappointing.

Room roof was too old paint damaged due to some damp, bathroom flush system was outdated with having loud sounds till after 10min of flushing. Basin tap was old and loose from the bottam.

The location and the overall potential of the property. Unfortunately, the positive aspects were overshadowed by the poor condition and extremely disturbing experience.

Cons Very poor building and room maintenance; the hotel seriously needs renovation. Breakfast was disappointing and Wi-Fi was unreliable. Most importantly, at around 3:00 AM on Sunday, extremely loud sounds resembling gunshots and explosions suddenly woke me up. It was frightening and completely unacceptable. Reception later said it was due to a car show/event nearby. Guests should not be subjected to this level of noise in the middle of the night.

Will definitely stay again and recommend for peaceful full stay
