The location on Royal Mile puts you steps from attractions and Waverley Station. Staff are genuinely friendly and helpful. Rooms are small but quiet and comfortable with good beds, though older rooms need updates and premium rooms lack bedside outlets.

Spacious clean rooms with big beds and huge bathrooms. Staff go out of their way to help. Prime location on Royal Mile means you walk to everything, though lifts are slow. Breakfast is excellent with attentive service.

Rooms are tiny with beds wedged against walls, stained carpets, mold in bathrooms, and frosted glass shower walls that don't block views. Wifi doesn't work, breakfast is poor and understaffed, and housekeeping fails to clean during stays. Location near Royal Mile and station is excellent but cleanliness and maintenance issues make this place unreliable.
